Master Site Plan Checklist Narrative

1-3) Noted.
APPLICATION SET
4) Noted. The project is uploaded using ProjectDox.
5) Form N1 and noticing materials are included in this application.
6) See Site Plan Checklist Narrative below.
7-8) Included in the Project Narrative.
9) The Phase 1 Site Plan (Chic Fil A and the site access) is being submitted concurrently. Phase 2
Site Plan will be submitted in the future. Please accept this as the “statement” required by the
checklist.
10) No portions of the site are proposed for financial guarantee.
11) Phasing Plan:
a) The attached Master Site Plan includes a phase line to meet this requirement. The
phase line is located along the northern boundary of the site access that approaches N 19th
Ave and along the western boundary of the N-S shared road at the center of the site.
Phase 1 includes the eastern portion of the site and the shared approach off N 19th Ave
into the site (E-W off N 19th Ave and N-S between the east and west sites).
b) The phase line discussed in the previous comment is the limit of construction for each
phase.
c)A SWPPP will be required for construction and this information will be provided when
the SWPPP is submitted.
d) The access road into the site that is shared by both phases will be installed with Phase
1.All remaining infrastructure that serve each individual site will be installed with each
phase.

Site Plan Checklist Narrative
The following items are taken directly from Form FP, the COB Site Plan Checklist.

1-3) Noted.
APPLICATION SET
4) Noted. The project is uploaded using ProjectDox.
5) Form N1 and noticing materials are included in this application.
6) See Master Site Plan Checklist Narrative above at the top of this document.
7) No Departure is currently being requested.
8)A Waiver from a Traffic Waiver Study was requested. Although it is our understanding this
waiver request was approved, we don’t currently have written confirmation of it.
9) Please see the detailed CILWR Narrative included in the Site Plan Application submitted
concurrently for Phase 1. The estimated CILWR rate for Phase 1 is $15,342. The estimated
CILWR for Phase 2 is $77,760. These estimates will be solidified during their respective Site
Plan applications.
10) No wells are proposed. The site has an existing irrigation well that will serve the entire site.
The abstract for this water right is included in this application.
11)A Stormwater Design Report was submitted for the Chic Fil A (Phase 1) Site Plan
Application submitted concurrently with this MSP Application. The stormwater on the Phase 2
portion of the site will have similar stormwater management as Phase 1 where stormwater will
be captured via catch basins and sent to an underground detention facility that then releases
discharge at a predevelopment rate.
12) Included in this application is the latest survey and easements of the site.
13) Concurrent Construction is not requested. The Phase 1 CFA Site Plan application was
submitted concurrently and construction is proposed to begin on that portion of the site once
approved by the City.
14) The property is not located within the NCOD.
PLAN SHEETS
15) – 84) Please see the attached Site Plan sheets which only contain 1) existing and 2) proposed
conditions sheet. Detailed sheets are included in the Site Plan Application for the Chic Fil A.
Detailed sheets for the Phase 2 Site Plan application will be submitted during its respective Site
Plan application.

BUILDING DESIGN AND SIGNAGE
85-90) Please see the CFA Site Plan application for detailed building design and signage for
Phase 1. Phase 2 building design and signage will be submitted with the Phase 2 Site Plan
Application, including floor plans, elevations, color and material palette.
LANDSCAPE AND IRRIGATION PLAN
91 – 99) Included in this application is a Landscape Plan for the entire site.
LIGHTING PLAN AND DETAILS
100 – 104) Please see the site plan sheets included in the application showing the proposed
lighting on Phase 2. For Phase 1, please see the detailed lighting plan included in the CFA Site
Plan Application, which was submitted concurrently with this application.
DETAIL SHEET REQUIREMENTS
105 – 111) Detail sheets were included in the Phase 1 Site Plan Application for Chic Fil A that
was submitted concurrently with this Master Site Plan Application. Detail sheets specific for
Phase 2 will be submitted with Phase 2 Site Plan Application.
PARKLAND REQUIREMENTS
112 – 116) No parkland is required for this development.
REQUIRED FORMS
N1 Form is required and included in this application.
APPLICATION FEE
Per the Schedule of Community Development fees, a $2,912 review fee will be paid for the
Master Site Plan application.
