All lot accesses shall be built to the standards contained in Section 18.44.090 of the Bozeman Municipal Code.Lot 1, Minor Subdivision No. 295, and Lot 2D, Minor Subdivision No. 365 A, are currently subject to waivers of right to
protest the creation of the following: City wide park maintenance district; Special Improvements Districts for: West
Babcock Street, Ferguson Avenue, Cottonwood Avenue and Durston Road- paving, curb, gutter, sidewalk and drainage
improvements; signalization improvements to the intersection of Ferguson Avenue and Huffine Lane; signalization
improvements for the intersection of West Babcock Street and Ferguson Avenue; and signalization improvements for the intersection of Durston Road and Ferguson Avenue.
No buildings shall be constructed in any portion of the shared parking and access easement depicted on this plat.
Sidewalks located in the interior of the subdivision shall be constructed prior to occupancy of any structure on the
property. Upon the third anniversary of the plat recordation of any phase of the subdivision, any lot owner who has
not constructed said sidewalk shall, without further notice, construct within 30 days said sidewalk for their lots(s),
