NOTICE OF A NEIGHBORHOOD CERTIFICATE OF
APPROPRIATENESS
This application is evaluated against the certificate of appropriateness criteria of section 38.230.080 of the
Bozeman municipal code (BMC) and associated standards. Per 38.230.080.B, BMC, approval is granted if all
criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment. Per
38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During
the notice period the City will continue review for compliance with applicable regulations.

Project Name: 503 West Olive Street NCOA Application: 25413
Summary: A proposal to construct an accessory dwelling unit (ADU) in the rear along the alley. A
dilapidated nonconforming garage will be demolished and replaced by the Bozeman Municipal Code-
compliant proposed ADU. The ADU features a building footprint of approximately 1,314 square feet,
contains a lower-level three-bay garage, and provides an additional dwelling unit on the second floor that
provides approximately 850 square feet of livable space.
The property is located within the Cooper Park Historic District and zoned R-2. Per the latest historic
resource survey, it is found that the status of the main structure is contributing due to its association with
the residential aspect of the Civic Phase of Bozeman’s historic/architectural development. There are no
plans to alter the principal structure (house) in any way, and the new ADU compliments the color scheme
and design elements of the main house.
