Accessory Dwelling Unit
503 W Olive, Bozeman, MT
This project at 503 W Olive proposes to construct a three-car garage with a second level
Accessory Dwelling Unit on the rear portion of the lot, to be accessible from the alley.
The zoning of the property is R2.
Architectural inventory surveys describe the existing home as a fine example of 19th
century vernacular architecture, with the caveat that the added entry porch seriously
compromises the homes overall architectural significance. Inventory surveys show that
the existing two-story single-family residence has no historical significance concerning
persons or events associated with this property.
No changes will be made to the existing home other than moving utility lines and
removing an existing dilapidated shed. As noted on the site plan, this existing shed
extends over the back property line and into the public right of way.
The total living area of the Accessory Dwelling Unit over the 3-car garage will be 935 sf,
consisting of a bedroom, bathroom, living room, kitchen, and an integrated covered
deck.
The roof type will be a low slope shed, with a small gable roof element on the ally side.
The shed roof style maximizes southern exposure for solar electric and water heating
units. This low slope roof style exists in a number of Accessory Dwelling Units in the
Cooper Park District. The proposed structure will be subordinate in height to the existing
residence.
We feel this project design enhances the livability of the property, as well as being
consistent with City infill goals and ADU regulations.
