HomeMy WebLinkAbout25.08.06 S8A - PROJECT NARRATIVES8A – Project Narrative 1 August 6, 2025 PROJECT NARRATIVE S8A City of Bozeman Community Development 20 E Olive St. Bozeman, MT 59715 Project Name: Project Address: S 8th ADU 310 S 8th Ave Bozeman, MT 59715 Project Type: New Construction; ADU The South 8th ADU (S8A) project consists of removing a dilapidated, structurally unsound, unusable, and historically non-contributing garage at the rear of the lot. The existing structure will be replaced with a new structure, an accessory dwelling unit. The parcel is unique in that it is bordered by a 14’ alley on 2 sides of the lot. The new ADU will feature a covered parking space that will be alley-loaded, conforming with City design standards. The current structure is internally loaded from the lot, a practice no longer supported. While the new structure is located at the rear of the lot, as such, it does not contribute to any street frontage, nor does it impact or is it informed by any existing streetscape. Despite this, the design of the new ADU is conceived to blend into the existing fabric of the residential neighborhood through scale, form, and materials. The primary form is based on the structure of the existing residence at the front of the lot, mirroring its 16x32 footprint and traditional 12/12 gable roof pitch. The new structure features window and door openings that are similarly found in the existing primary residence. The new design pulls material cues from the existing through use of similar horizontal wood lap siding. The covered car port serves as a transitional design element that steps the scale from the roof to the pedestrian level while also introducing more modern use of materials and forms (wood screen and rectilinear form) to bring the new structure into the current era. As such, the new design conforms with the NCOD guidelines in respect to form, scale, materials, orientation, placement on the lot, and neighborhood character.
