HomeMy WebLinkAboutWS2 - Water and Sewer Service Standards Departure Request 714 Stoneridge Drive, Suite 2 Bozeman, MT 59718 Page 1 February 13, 2025 City of Bozeman Department of Community Development ATTN: Cody Flammond, PE 20 East Olive Street Bozeman, MT 59715 Re: Valley Glass and Windows Water and Sewer Service Standards Departure (Planning File Number:24-511) Dear Cody Flammond, The intent of this letter is to request a departure from the Bozeman Municipal Code, Section 38.4010.070.B.2 requiring that the length of service lines from the main to the structure not exceed 150 feet in length, unless approved by the city. The departure request is in reference to the Valley Glass and Windows Site Plan – PN #24-511, a planning department site plan application to add a proposed to 11,800 Square Foot building to an existing commercially developed lot. The lot is legally described as Lot 3 of Tract 6 Plus Vacated Single Tree Court, Gardner Simmental Plaza Subdivision, Section 35, Township 1 South, Range 5 East of P.M.M. The lot is located within the City of Bozeman and will be serviced by the city with water and sewer services. The proposed 1” water service and 4” sanitary sewer services are located in the northwest corner of the lot and will run through the proposed parking lot expansion and in to the proposed commercial building in the northeast corner. During the site plan review process, the site is being brought to current stormwater and site development standards. Additionally, the site located in an area of relatively high groundwater. As a result, there are numerous proposed underground retention systems. The proposed service is proposed >10 feet off of the proposed retention systems located in the northwest corner of the site. As a result of meeting the necessary utility separations, the services exceed the 150-foot maximum length requirement. The water service and sewer service will be 185’ and 174’ respectively. A cleanout is proposed approximately halfway through the sewer service, associated with a 45-degree bend. Based on the attached fixture counts and adjacent hydrant flow tests, the water service should be adequate to provide pressure and flow in accordance with UPC and the City of Bozeman DSSP.
