HomeMy WebLinkAboutST3 - Stormwater Pond Departure Request 714 Stoneridge Drive, Suite 2 Bozeman, MT 59718 Page 1 March 3, 2025 City of Bozeman Department of Community Development ATTN: Cody Flammond, PE 20 East Olive Street Bozeman, MT 59715 Re: Valley Glass and Windows Storage/Treatment Standards Departure (Planning File Number:24-511) Dear Cody Flammond, The intent of this letter is to request a departure from the Bozeman Design Standards and Specifications Policy (March 2004 with Addendums), Section II.C.4. for retention basin design. The departure request is in reference to the Valley Glass and Windows Site Plan – PN #24-511, a planning department site plan application to add a proposed to 11,800 Square Foot building to an existing commercially developed lot. The lot is legally described as Lot 3 of Tract 6 Plus Vacated Single Tree Court, Gardner Simmental Plaza Subdivision, Section 35, Township 1 South, Range 5 East of P.M.M. The lot is located within the City of Bozeman and will be serviced by the city with water and sewer services, as well as the City road network. The design standards require that detention and retention basins be designed with 4:1 side slopes or flatter. Drainage Basin #5, that includes the existing parking lot, is proposed to flow towards existing stormwater retention facilities located north of the parking area, along the property line. With the proposed site development, this stormwater retention area will be enhanced to meet the retention requirements of the City of Bozeman DSSP. The facility will add 3 drywells with PVC laterals. Above the drywells, a retention pond will installed. To provide adequate volume and prevent the stormwater facility from being in the lot front utility easement, the pond will require 3:1 side slopes.
