HomeMy WebLinkAboutNA1 - Site Plan NarrativeValley Glass Site Plan Application Project Narrative This Project Narrative addresses Item 5 on the Site Plan Application Checklist (Form SP) of the City of Bozeman. Project Summary: This project is located at Valley Glass located at the SW corner of Rawhide Ridge Rd and Simmental Way with the address of 20 Rawhide Ridge, Bozeman, MT 59715. The purpose of the project is to add a 11,800-sf light industrial warehouse building and improve the site’s parking lot. Project Type: The Site Plan application is to add a new warehouse to the site. Proposed Use Scope: The existing site has an 12,000 SF warehouse used for light manufacturing of windows and glass (showers, handrails, windscreens, etc). The company has grown significantly and is now in need of a larger warehouse, which is proposed with this project. The new warehouse will be used for light manufacturing of windows and glass. Building Size: The proposed new warehouse is 11,800 SF with a 7,002 SF mezzanine. Building Height: 31.5’ Number of Buildings: One new building is proposed. Number of Total Parking Spaces: The intent of the proposed commercial building is to provide additional storage space and increase operational efficiency for the existing business. As such, the building is not expected to significantly increase the number of employees for the business. However, the following calculations show that the parking exceeds the required parking even if the max number of employees were to double. Per Table 38.540.050-3 of Bozeman Municipal Code, the number of parking spaces required for the existing and proposed buildings is calculated as follows: 3,000 SF Office Space in Existing Building x 1 space per 250 SF = 12 spaces 9,000 SF Manufacturing/Industrial Use in Existing Building x 1 space per 1000 SF = 9 spaces 18,802 SF Manufacturing/Industrial Use in Proposed Building x 1 space per 1000 SF = 18.80 spaces Plus 1 space for every 2 employees on maximum shift x 22 employees (estimated) = 11 spaces Total Required Spaces = 52.28 or 53 spaces Total Existing Spaces = 38 spaces Total Existing Spaces to be removed = 3 Proposed Spaces = 37 spaces Total of All Spaces = 72 Spaces (including 3 ADA) Proposed Bike Parking 10% of 72 Spaces= ~7.2 or 8 Bike Spaces Intent: The intention of the new building is to use it for light manufacturing of windows and glass products (showers, handrails, windscreens, etc). Phasing: No phasing is proposed with this project. All construction will happen in one phase.
