Concurrent Construction Plan

Concurrent construction of on-site public improvements with vertical building is requested to
allow for variance in contractor scheduling and potential weather delays. Private development
proposed for the site includes expansion of the existing parking lot, construction of a single
commercial manufacturing building and loading dock, as well as on-site stormwater
improvements. Public infrastructure required for site development include stormwater
improvements, curb and gutter along Simmental Way and Rawhide Ridge Road, as well as
streetlight installation at the intersection. Description of the construction phases and potential
construction timing are included below.
Phase 1 – Site Preparation
Demolition of existing asphalt and landscaping areas to be replaced will be scrubbed and hauled
off-site. Hauling and construction of proposed parking lot and building pad. This phase includes
initial installation of underground stormwater systems. Water and sewer service installed to the
proposed building. This phase is projected to occur in the later spring and early summer of 2025.
Phase 2 – Vertical Building Construction
This phase includes framing and siding of the proposed building, interior trades including
plumbing and electrical. This is projected to occur through the summer and fall of 2025.
Phase 3 – Site Finish Work
Sidewalks and asphalt paving for the proposed development will be completed during this phase.
Sidewalk along Simmental Way and Rawhide Ridge Road will be expanded with curb, gutter and
concrete sidewalks and asphalt paving. The street light at the intersection Simmental Way and
Rawhide Ridge Road. The projected timing for this phase is summer and fall of 2025.
The requirements of the City of Bozeman’s Concurrent Construction for Existing Infrastructure or
On-Site Improvements (CCON) including approved infrastructure review by the City’s
Engineering Department and filed Irrevocable Offer of Dedication maybe required prior to
construction. s
