Box 1230 Bozeman, MT 59715 Subject: Opposition to Application 24-523 (211 North Wallace Ave) Dear Community Development Staff and Planner Moon, 8/15/2025 We are writing to formally oppose Application 24-523 for the proposed construction at 211 North Wallace Avenue. As the owners of the directly adjacent property to the north {215 N. Wallace), we have significant concerns regarding the scale, access, and suitability of this development within the existing neighborhood context. The proposed two-story, 1,800-square-foot dwelling with an attached garage is out of proportion for the size of this small lot. We believe such a structure is inconsistent with the character of the surrounding homes and will negatively impact the privacy, light, and open space that nearby residents currently enjoy. Moreover, the proposed access to the dwelling via the alley west of the property is deeply problematic. This alley is extremely narrow and, during the winter months, often almost impassable due to snow accumulation. It is not suitable for regular vehicle traffic or emergency access, and increasing its usage would likely exacerbate safety and congestion issues for the entire block. We urge the Planning Department to consider the broader impact this project would have on neighboring properties and the overall integrity of the area. We believe a development of this scale is inappropriate for the lot and incompatible with responsible, contextual urban planning. Thank you for your time and consideration.
