Hello Mayor, Deputy Mayor, Commissioners, and Community Development Staff,
I'm writing today in support of limiting the wall plate height in the new R-A zoning district to
20 feet.
The mass and scale of buildings is a significant contributing factor in the character of aneighborhood. The staff memo attached to Tuesday's agenda suggests that the average wall
plate height of structures they chose to measure was 20 feet. Admitting that this is not astatistically valid, random sampling, I do believe that 20 feet is not only appropriate in most
neighborhoods, but will allow also for new compact development.
Keep in mind that by eliminating the minimum lot size, the new UDC will allow for thecreation of small infill housing that wasn't possible in the past. So this offers a way forward of
increasing density without destroying character. We don't have to upzone, or increase heightto get more housing!
