Dear Mayor, Deputy Mayor, Commissioners, and Community Development Staff, It is imperative that the commission take the leadership here for the residents of Bozeman and limit the wall plate height in the new R-A zoning district to not more than 20 feet. Have you walked around Bozeman and looked at the mess we are in? The mass and scale of buildings is a significant contributing factor to the character of a neighborhood. There is a huge error in your “estimates of wall plate heights” The staff memo attached to Tuesday's agenda suggests that the average wall plate height of structures that staff chose to measure was 20 feet. This is not an average as it is not statistically significant Admitting that this is not a statistically valid, random sampling, I do believe that 20 feet is not only appropriate in most neighborhoods, but will allow also for new compact development. Keep in mind that by eliminating the minimum lot size, the new UDC will allow for the creation of small infill housing that wasn't possible in the past. So this offers a way forward for increasing density without destroying character. Remember what I’ve been writing about for a couple years now, we don't have to upzone, or increase height to get more housing! Thank you, Patty McGown
