NOTICE OF A PUBLIC MEETING FOR A
PRELIMINARY PLAT APPLICATION
This application is evaluated against the Subdivision Preliminary Plat requirements of sections
38.220.040, 38.220.060, and 38.240.130 of the municipal code and associated standards. Approval or
conditional approval may be granted if the decision maker determines all criteria are met.
The public may comment orally at the public meeting or in writing at or prior to the public meeting
regarding compliance of this application with the required criteria. Comments should identify the specific
criteria of concern along with facts in support of the comment. During the notice period the City will
continue review for compliance with applicable regulations.

Project Name: Hidden Creek Preliminary Plat Application: 24533
Summary: A preliminary plat requesting to subdivide one lot into four lots zoned R-4 for civic and
residential uses. The subdivision is proposed on a 9.82 acre tract, and is bound to the south by
Durston Road, to the north by Juniper Street, to the west by Walton Homestead Subdivision, and to
the east by unannexed land zoned by Gallatin County. The purpose of this subdivision application is
to facilitate a future affordable housing development on the northern portion of the County owned
tract. The southern portion of the county owned tract is proposed to remain used as a rest home.
Parcel size: 9.82 acres Location: Current Address 1221 W. Durston Road, South
of Juniper Street, North of Durston Road, West of North 7th
Avenue, East of Matheson Way.
Legal Description: Tract B Certificate of Survey No. 2439, Located in the South 1/4 of Section 1,
Township 2 South, Range 5 East, P.M.M., City of Bozeman, Gallatin County, Montana.

On Tuesday, October 7, 2025 at 6:00 p.m., in the Commission Room at City Hall, 121 N.
Rouse Ave, Bozeman, Montana, the City Commission will conduct a public meeting on
Application 24533 for the Hidden Creek Preliminary Plat. Members of the public will also
