Growth Policy Adoption
This proposed subdivision will create four separate lots. The proposed southern lot has been
previously developed and is the location of the Gallatin County Rest Home with a parking lot.
The remaining three lots will be directly to the north and are currently undeveloped. These lots
are planned to be fully developed in the future after subsequent applications have been approved
by the city.
The proposed 4-lot minor subdivision advances the adopted growth policy by adding developable
lots in an already developed neighborhood of Bozeman. As stated in the City of Bozeman
Growth Policy, “an estimated 5,405 to 6,340 housing units for residents and employees are
needed by 2025”. There are five affordable housing multi-family complexes proposed on these
lots once they are fully developed which will help with the estimated housing needs. Most of the
existing development in this area are single family houses to the north, south, and west of this
property. With this subdivision and planned subsequent applications for development, affordable
housing multi-family complexes will help diversify housing type in this area. The property is
currently zoned R4, residential high-density district, which matches the developer’s intent to
provide affordable housing in the future on the northern lots. The addition of this subdivision will
also help this area become a “complete community” as defined in the City of Bozeman Growth
Policy. This project will also help with City infill for undeveloped parcels located within City
limits.
The northern property also includes a pedestrian access and right of way easement to further
provide future access for pedestrians and vehicular traffic. The pedestrian access easement
connects to the existing PED access on the western portion of the property. The ROW easement
is to provide for the future expansion of Oak Park Drive and the continuation of this road.
