This property currently has the Gallatin County Rest Home on the southern portion and is
undeveloped on the northern portion. The property is zoned R-4. The developer wishes to
subdivide the property into 4 separate lots initially, then submit subsequent applications (site
plans) which will capture the development of the northern lots.
Please see the responses below to the items requested in Section 38.220.060 – Additional
Subdivision Preliminary Plat Supplements in the Bozeman Municipal Code.
a. Indicate the proposed use and number of lots or spaces in each:
(1) Residential area, single-household;
(2) Residential area, multiple-household. Types of multiple-household structures
and numbers of each. (e.g., two or four unit structures);
(3) Condominium (number of units);
(4) Recreational vehicle park;
(5) Commercial or industrial; and
(6) Other (please describe).
The purpose of this 4-lot minor subdivision is to create 4 separate lots. Lot 2 will contain the
existing Gallatin County Rest Home and lots 1,3, and 4 will be the undeveloped land to the north.
Future development of lot 1 is planned to include five multi-family affordable housing apartment
buildings with ±182 affordable housing units and two pad sites. One pad site will be on lot 3, for
a county amenity building (compliant with R-4 Zoning) and the other pad site will be on lot 4 for
Community Land Trust Homes (compliant with R-4 Zoning). The internal site will include a
parking lot with associated driveways, common open space areas, landscaping and pedestrian
pathways. This will be submitted with subsequent applications.
