This proposed subdivision will create four separate lots. The southernmost lot has been
previously developed and is the location of the Gallatin County Rest Home with a parking lot.
The other proposed lots to the north are currently undeveloped.
There is no planned construction with the creation of this 4-lot minor subdivision, due to a non-
financial guarantee. The Utility Companies will be notified during the subsequent applications
about the needs for the development.
Please see the responses below to the items in Section 38.220.060—Additional Subdivision
Preliminary Plat Supplements in the Bozeman Municipal Code.
Non-municipal utilities. The developer must submit a copy of the preliminary plat to all
relevant utility companies.With the preliminary plat, the developer must provide written
documentation of the following:
a. Affected Utilities. Indicate which affected utilities the subdivision plat has been
submitted to for review and include a copy of responses.
b. The developer must provide a written statement from the utility companies that the
proposed subdivision can be provided with service.
c. Non-municipal utility locations shall be coordinated with locations of municipal utilities.
A copy of the preliminary plat has been submitted to North Western Energy explaining the
purpose of this proposed subdivision and the future applications. No utilities will be affected for
this subdivision but more correspondence will take place with the future applications for the
development of this lot. A ten foot utility easement will be provided with the site plan application
after the 4-lot subdivision has been approved. Please see the attached correspondence with North
Western Energy.
A map has also been submitted to Charter Spectrum showing the planned site and asking for
confirmation that Charter would be able to provide service to the future buildings on site. Charter
issued a will serve letter stating that this area can be serviced in the future.

I know we spoke briefly about the project, and looking over your preliminary planset the only comment that I have at
this time is to please clarify and indicate the 10ft utility easement, and identify potential locations for transformers to
serve the planned buildings.

Hope you have been doing well since we last spoke. WWC is in the process of compiling the Preliminary Plat
application for Hidden Creek. This job is located behind the Gallatin Valley Rest Home between Durston and
Juniper. We spoke about this project in early spring that some overhead powerlines will need to be relocated
when the future road of Oak Park Drive is extended to the South. Attached above is the existing conditions
sheet which shows the location of the overhead lines. Also attached is sheet C1.0 —Site Plan, that shows the
location of the future road of Oak Park Drive. This site plan is only a preliminary layout at this time.
Per section Bozeman Municipal Code 38.220.060— Documentation of compliance with adopted
standards, #12 — Non-Municipal Utilities. We are reaching out to receive comments from NW Energy on
relocating this line and any other utility lines that might be of a concern.
Please provide a response on your thoughts/concerns. We will submit an application through NW Energy in the
future to get the overhead lines relocated.

Thank you for your interest in receiving Charter service. The purpose of this letter
is to confirm that the Property is within an area that Charter may lawfully serve.
However, it is not a commitment to provide service to the Property. Prior to any
determination as to whether service can or will be provided to the Property,
Charter will conduct a survey of the Property and will need the following
information from you:
- Exact site address and legal description
- Site plans, blueprints, plat maps or any similar data
- The location of any existing utilities or utility easements
- Breaking ground date
- Crossing date
- Joint trench date
- Joint trench contractor
- Expected 1 st move-in date
Upon receipt, a Charter representative will be assigned to you to work through
the process. Ultimately, a mutually acceptable service agreement for the
