The department of Fish, Wildlife, & Parks (FWP) has been contacted via email to evaluate the
site and has not replied with any fish and wildlife concerns at this time. A copy of the email is
included with this submittal. Please note that this correspondence took place before this
application was revised to be a 4-lot minor subdivision application. Although this
correspondence may refer to the subdivision as a 2-lot minor which was planned for in past
submittals, the topic of this correspondence was about the subdivision property as a whole,
making it relevant to the revised 4-lot minor.
This subdivision application is intended to turn this parcel of land into four separate lots. The
Gallatin County Rest Home will be its own lot and the remaining three lots are proposed on the
undeveloped land to the north. Since there is no construction proposed for this 4-lot minor
subdivision due to a non-financial guarantee,there will be no effect to any habitats or waterways.
Because this area has historically been used for agriculture, it has not been a vital habitat for wild
animals. The subject property is located within City limits and has urban development located on
the South, West and North side of the future 4-lot subdivision. This subdivision will not interfere
with public access to any existing public areas.
Please see the responses below to the items requested in Section 38.220.060—Additional
Subdivision Preliminary Plat Supplements in the Bozeman Municipal Code.
a. Species. Describe any endangered species of concern which use the area affected by the
proposed subdivision.
The area has historically been used as agricultural land and therefore is not a significant habitat
for wildlife. The occasional deer and birds have been spotted on site. The residential homes and
urban area border the property to the South, West and North.
b. Critical areas. Identify on a plat overlay of the proposed subdivision any known critical,
significant or"key"wildlife areas, such as big game winter range,waterfowl nesting areas,
habitat for rare or endangered species or wetlands.
As aforementioned, the land has historically been used as agricultural land and is currently an
undeveloped field. No known critical, significant, or"key"wildlife areas are known to exist on
this site. Therefore, no plat overlay is included here because there are no such wildlife areas on
site.
c. Public access. Describe the effects on public access to public lands, trails, hunting or
fishing areas.
This site has no public access to public lands or hunting and fishing areas. This is located within
City limits.

d. Protective measures. Describe any proposed measures to protect or enhance wildlife
habitat or to minimize degradation (e.g., keeping building and streets back from shorelines,
setting aside wetlands as undeveloped space).
As aforementioned, no significant wildlife areas exist on site. Developed property is located on
the South, West and North of the 4-lot minor subdivision.
e. Discussion of impact; documentation. The developer must discuss the impact of the
proposed development on fish and wildlife with the state department of fish,wildlife, and
parks (FWP). With the preliminary plat application, the developer must provide written
documentation from FWP that;
(1)Verifies that FWP has reviewed the proposed plat;
(2)Lists any FWP recommendations; and
(3) Outlines any mitigation planned to overcome adverse impacts.
FWP has responded to our solicitation for comments and did not have any comments, concerns,
or recommendations about the impact to wildlife for this subdivision. Please see the included
FWP response.
