HomeMy WebLinkAbout013 Phased ImprovementsHidden Creek Subdivision Preliminary Plat Application Phased Improvements This minor subdivision will split the current lot into four separate lots. A proposed lot line will be at the edge of Gallatin County Rest Home’s parking lot. The existing structure (shed) in the NW corner of the southern lot is scheduled to be removed and/or relocated off site and in turn will provide adequate setbacks. There will be no further improvements to this lot as it already has an occupied building, parking lot, and utilities. The other three lots directly to the north are currently undeveloped. With this subdivision application there are no planned phased improvements, as all underground utilities, drive lanes and parking stalls are to be completed at one time. Building pads are to be provided for lot 3 and lot 4 with the initial phase of improvements. Pads for the Gallatin County and CLT Homes are to go vertical at a later date. Construction is non-financially guaranteed with this subdivision. The phased improvements are proposed with subsequent site plan applications, one of which has already been submitted to the City of Bozeman. Please see the phasing exhibit included in this section.
