Box 1230 Bozeman, MT 59771 RE: Hidden Creek 4-Lot Minor Subdivision Preliminary Plat Submittal City of Bozeman, On behalf of our client, United Housing Partners, we are submitting the Preliminary Plat Application for review for the proposed Hidden Creek 4-Lot Minor Subdivision. The proposed subdivision will divide an existing 9.8-acre lot into four separate lots. The subdivision is located north of Durston Road, east of Matheson Way, and south of Juniper Street. The existing lot currently has the Gallatin County Rest Home on the property which will remain on its own lot. (Minor Sub Fee = $3,350 + 4 Lots @ $90.00 per lot) Because there is no planned construction with the creation of this 4-lot minor subdivision, we are not expecting any improvements to be needed prior to final plat. Subsequent applications are planned to be submitted in the future to fully address the site plan layout and further subdivisions of the lot.
