RE: North Park – TRAX – Track C Rail Extension
Site Plan Resubmittal
Dear Planner:
Please find enclosed the resubmittal package for site plan application of the above referenced project. As
we have coordinated with BNSF on the rail spur extension, a couple noteworthy modifications have been
made to the plans.
The proposed culvert necessary for the creek crossing was originally submitted as a 12‐ft span, 7‐ft rise
concrete box. The railroad decided they would like to see the crossing revised to a corrugated metal
culvert instead of a concrete box. We updated the design for this resubmittal to a 144” equivalent CMPA
(171”x110”) culvert. This CMPA culvert is hydraulically similar to the originally proposed concrete box
culvert. The flood hazard study has been updated to reflect this change. The stream permitting will also
be updated to reflect the revised culvert material.
The design profile for the rail spur line (Track C) has been slightly revised. The elevation has been increased
approximately 1.5‐ft through the tangent section of track. This elevation increase will benefit the future
site plan on Tract 2‐B. The increased elevation creates less grading required through the tangent section.
The storm drainage report has been updated to reflect the revised grading. The updated storm drainage
report also includes additional basins required by comment #3.
A phasing plan has been added to this site plan application. This phasing plan breaks out the project into
two phases. Phase 1 involves only earthwork necessary to establish the subgrade elevation across 2‐B for
the rail spur line and the future site plan. Phase 1 includes earthwork outside of the following areas: all
city of Bozeman utility easements, 100‐year flood hazard inundation extents (as‐built condition), and
watercourse setbacks. Phase 2 is defined as involving the remaining construction and earthwork necessary
to install the culvert and rail spur line. Phase 2 will follow the approved stream and wetland permitting
which is still in process. Please see the included phasing plan. To restore and reclaim the disturbed areas,
phase 2 will also follow the watercourse setback planting plan that was approved with the original Master
Site Plan. If a more detailed plan is required for restoration, we will provide it prior to phase 2 approval.
