A Traffic Impact Study (TIS) was done for the overall Nelson Meadows subdivision named Park Place Industrial Park by Morrison Maierle dated June 2018. Please accept this letter as our request to maintain the assumptions and design allowances described in the approved TIS and not require any updates with this submittal. Per the approved TIS, Lots 21 and 22 (labeled Lots 22 and 23, respectively, in the study) were assumed to have a building area of 20% of the buildable lot area, described as 93% of the total lot area. The total land area of Lot 21 (1.34 acres) and Lot 22 (2.44 acres) is 3.78 acres which correlates to an assumed building area of 30,626 square feet. Per the 11th Edition of the Institute of Transportation Engineers (ITE) Trip Generation Manual, the proposed trip generations for the facility are tabulated below: It is my opinion that the proposed traffic generations do not warrant further study or improvements to the overall development.
