Dear Staff:
Please accept this letter as our request for a departure to the Bock Frontage Standards, City of
Bozeman Code of Ordinances Section 38..510.030. Specifically within that section, we request
to place two rows of parking and one 24-foot wide access drive and fire lane between the building
and Frontage Road. It is our desire to provide parking as close as possible to the main entry of
the building to provide visitors of patients parking minimal conflicts with other vehicles. In addition,
some of the drive areas in the rear of the building are needed for ambulance and helicopter access
and maneuvering.
To mitigate the proposed parking and drive area, we have minimized parking on the front
elevation, facing Nelson Road and provided a large landscaped area on the hard corner of
Frontage Road and Nelson Road. A decorative, colored architectural feature is also located on
the corner of the building to direct visual interest toward the building and elevate view angles
above the parking area. An existing hike-and-bike trail is being preserved as well as several
existing trees along the trail to further separate the parking from Frontage Road.
