Dear Staff:
Please accept this letter as our request for a departure to the Bock Frontage Standards, City of
Bozeman Code of Ordinances Section 38.510.030. Specifically within that section, we request to
place the main entry facing Nelson Road and place two rows of parking and one 24-foot wide
access drive and fire lane between the building and Frontage Road. It is our desire to provide
parking as close as possible to the main entry of the building to provide visitors of patients parking
minimal conflicts with other vehicles. The building being on a corner lot has two frontages and
the building was oriented to Nelson in order to have the emergency entrance as close as possible
to the ambulance and helipad locations. It was discussed with staff to locate these away from the
existing hike & bike trail along the Frontage right-of-way. The proposed layout uses the building
to separate those features.
To mitigate the proposed parking and drive area, we have minimized parking on the front
elevation, facing Nelson Road and provided a large landscaped area on the hard corner of
Frontage Road and Nelson Road. A decorative, colored architectural feature is also located on
the corner of the building to direct visual interest toward the building and elevate view angles
above the parking area. An existing hike-and-bike trail is being preserved as well as several
existing trees along the trail to further separate the parking from Frontage Road.
