HomeMy WebLinkAboutDeparture Narrative 1 June 24th, 2025 City of Bozeman Community Development 20 East Olive Street Bozeman, MT 59715 Phase 2 Pines Apartments - Departure Departure Narrative: We are requesting a departure for section 38.510.030.J of the UDC. The specific portion of the departure is regarding the requirement for a 4’-0” wide landscaping area adjacent to a building raised 3’-0” above grade. The Pines Phase 2 building is raised 3’-0” above ground level. Instead of providing the required 4’-0” wide landscaping area, we propose a 3’-0” wide landscape area. After incorporating ramps for the raised building and a 7’-0” wide sidewalk, there is insufficient space to accommodate 4’-0” wide landscaping area. We explored shifting the parking area 12” south, but it would not allow us to retain the seven existing trees along the south property line. We would like to preserve as many existing trees on the site as possible. The lowest window sill is 6’-0” above the sidewalk. Due to the building height, light from car headlights will not shine into unit windows, ensuring privacy. Additionally, the concrete planting walls surrounding the landscape beds further enhance privacy for the apartments. An exhibit is attached for reference. The raised building, high window sills, and concrete landscaping beds contribute to the safety and privacy of the apartments. To preserve the existing trees along the south property line, we request a reduction in the landscape area width to 3’-0”.
