The existing water service there is actually undersized for your project if I remember correctly. It’s a ¾” water service
right now. If you need something larger, the action would be to install the new water service further to the south (likely
in the same trench as the proposed fire service) and kill the ¾” water service at the water main. I would suspect this will
change the layout and the trees won’t be an issue. This is in the area beyond the City’s interest as well. You can put
trees over the water inside the property and away from the curb box/stop if you wish, but it’s not a very good idea.

NEW Landscape and Irrigation Design Standards - Ordinance 2155 amends the development code requirements for
landscaping and irrigation plans. Resolution 5586 adopts the Landscape and Irrigation Design Standards Manual. These
changes go into effect on June 15th.

Hello Danielle and Arielle,
Thanks for looping me in – I’m also including Nick & Pat from our Water Dept. My take on this is we’re
really trying to prevent issues with water/sewer connections running perpendicular - straight through
boulevards, we ask for 10’ separation. Since these trees are parallel, less likely to conflict with the line so
I vote keep the existing and add boulevard trees. I will yield to Water’s expertise, however. Nick & Pat,
thoughts?

Hello,
Claire is no longer with the City. I think this question is a good one for forestry since they deal with utility
conflict issues quite frequently. I CC’d Alex Nordquest for you. They may have a policy for different
species or varieties of trees that would work. BMC 38.550.050 states the following: Where it may be
impractical or difficult to plant large canopy trees within the public right-of-way (due to the presence of
overhead power lines, for instance) the requirement for one large canopy tree for each 50 feet of street
frontage may be substituted with two small ornamental trees per 50 feet of total street frontage.
Acceptable small ornamental trees for use in public rights-of-way are those accepted by the forestry
department.
I don’t see where I can waive the public landscaping requirement for water line conflicts, but I would
recommend investigating the issue with Forestry first.

Claire,
We have a water service line that runs N-S in the Pines Phase 2 project #22341. The water service
line runs between existing trees and the new proposed boulevard trees. In order to provide 10’
separation between trees and water service, we would like to keep the existing trees but skip the
boulevard trees. Do we need to request a variance if we do not provide boulevard trees?
