LANDSCAPE INSTALL NOTES
1.CONTRACTOR IS RESPONSIBLE FOR VERIFYING THE LOCATION OF ALL UNDERGROUND UTILITIES
PRIOR TO BEGINNING WORK. CALL 811.
2.THE CONTRACTOR SHALL OBTAIN, AT HIS EXPENSE, ALL PERMITS WHICH ARE NECESSARY TO
PERFORM THE PROPOSED WORK PER THE PLANS.
3.THE CONTRACTOR SHALL FOLLOW THE IMPROVEMENT PLANS AS CLOSELY AS POSSIBLE. ANY
DISCREPANCY BETWEEN THE PLANS AND THE FIELD CONDITIONS SHALL BE REPORTED TO THE
OWNER'S REPRESENTATIVE IMMEDIATELY.
4.WRITTEN DIMENSIONS WILL TAKE PRECEDENCE OVER SCALED DIMENSIONS.
5.ALL QUANTITIES PROVIDED ARE FOR BIDDING PURPOSES ONLY. THE CONTRACTOR IS RESPONSIBLE
FOR VERIFYING ALL PLANT QUANTITIES.
6.A COPY OF THIS PLAN SET SHALL BE KEPT IN AN EASILY ACCESSIBLE LOCATION ON THE SITE AT ALL
TIMES DURING CONSTRUCTION.
7.THE CONTRACTOR SHALL TAKE EXTREME CARE WHILE WORKING WITHIN THE PROJECT AREA AS TO
NOT DISTURB ANY EXISTING UTILITIES OR STRUCTURES ON OR ADJACENT TO THE PROJECT AREA.
THE CONTRACTOR SHALL BE RESPONSIBLE FOR REPLACING AND OR REPAIRING ANY EXISTING
STRUCTURES OR UTILITIES DAMAGED DURING CONSTRUCTION AT NO ADDITIONAL COST TO THE
OWNER.
8.ALL WORK SHALL BE CONFINED TO THE AREA WITHIN THE CONSTRUCTION LIMITS AS SHOWN ON THE
PLANS. ANY AREAS OR IMPROVEMENTS DISTURBED OUTSIDE THESE LIMITS SHALL BE REVEGETATED
AND OR RETURNED TO THEIR ORIGINAL CONDITION AT THE CONTRACTOR'S EXPENSE. IN THE EVENT
THE CONTRACTOR REQUIRES A MODIFICATION TO THE CONSTRUCTION LIMITS, WRITTEN PERMISSION
MUST BE OBTAINED FROM THE OWNER'S REPRESENTATIVE PRIOR TO ANY DISTURBANCE OUTSIDE OF
THE LIMITS OF WORK. NOTIFY THE OWNER'S REPRESENTATIVE 48 HOURS IN ADVANCE OF ANY
INSPECTIONS AND / OR APPROVALS OF LANDSCAPE MATERIAL PRIOR TO INSTALLATION.
9.ALL PAVING, SIDEWALKS AND HARDSCAPE DESIGN AND CONSTRUCTION SHALL BE IN CONFORMANCE
WITH THE DEPARTMENT OF JUSTICE 2010 ADA STANDARDS FOR ACCESSIBLE DESIGN.
10.PRIOR TO PROCEEDING WITH CONSTRUCTION, THE CONTRACTOR SHALL PROVIDE A STAKED LAYOUT
OF ALL SITE IMPROVEMENTS FOR INSPECTION BY THE OWNER'S REPRESENTATIVE AND MAKE
MODIFICATIONS AS REQUIRED AT NO ADDITIONAL COST TO THE OWNER .
11.STREET VISION TRIANGLES (SVT) SHALL BE CLEAR OF LANDSCAPING AND OTHER VISIBILITY
OBSTRUCTIONS WITH A HEIGHT GREATER THAN 30 INCHES ABOVE THE STREET CENTERLINE GRADE.
12.PLANTING SEASON: WITHIN THE OVERALL PROJECT PHASING AND COMPLETION REQUIREMENTS, THE
SCHEDULE FOR PLANTING OF TREES AND SHRUBS SHALL BE AT THE DISCRETION OF THE
CONTRACTOR. PLANTING DURING EXTREMELY COLD, HOT, OR WINDY PERIODS SHALL BE PERFORMED
AT THE CONTRACTOR'S RISK. PLANTS WHICH ARE DAMAGED OR DIE PRIOR TO FINAL ACCEPTANCE AS
A RESULT OF EXTREME WEATHER CONDITIONS OR OTHER ACTS OF GOD SHALL BE REMOVED AND
REPLACED BY THE CONTRACTOR AT NO ADDITIONAL COST TO THE OWNER.
13.ALL PLANT MATERIAL SHALL BE HEALTHY, VIGOROUS, WELL BRANCHED AND DENSELY FOLIATED
(WHEN IN-LEAF) AS IS TYPICAL FOR THE SPECIES. THEY SHALL HAVE HEALTHY, WELL DEVELOPED
ROOT SYSTEMS (NOT POT BOUND), A NORMAL HABIT OF GROWTH CONSISTENT WITH INDUSTRY
STANDARDS, AND FREE OF ANY BRUISES, CUTS, OR OTHER ABNORMALITIES. PLANT MATERIAL SHALL
BE SIZED IN ACCORDANCE WITH THE AMERICAN STANDARD FOR NURSERY STOCK, LATEST EDITION,
PUBLISHED BY THE AMERICAN ASSOCIATION OF NURSERYMAN.
14.THE LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR ALL PLANTS SHOWN ON PLANTING PLAN. DO
NOT SUBSTITUTE PLANTS BY TYPE OR QUANTITY WITHOUT WRITTEN APPROVAL FROM THE
LANDSCAPE ARCHITECT. ALL REQUESTS SHOULD BE SUBMITTED TO HAMPTON UZZELLE

15.THE OWNER'S REPRESENTATIVE RESERVES THE RIGHT TO REJECT ANY SELECTION OF PLANT
MATERIAL THAT DOES NOT SATISFY THE INTENT OF THE LANDSCAPE DESIGN BASED ON: SIZE, SHAPE,
EVIDENCE OF STRESS OR IMPROPER CARE.
16.PLANT SIZE, LOCATION AND SPACING SHALL BE PER THE PLANT SCHEDULE AND LANDSCAPE PLAN
HEREIN.
17.PLANT PLACEMENT TO BE FIELD ADJUSTED AS NEEDED TO AVOID EXISTING/PROPOSED UTILITIES, AND
OTHER FIELD CONDITIONS. CONTACT THE OWNER'S REPRESENTATIVE FOR RELOCATION OF PLANTS IN
QUESTIONABLE AREAS.
18.FINAL PLANT LOCATIONS MUST BE IN COMPLIANCE WITH ALL UTILITY SETBACK REQUIREMENTS PER
THE UTILITY COMPANIES HAVING JURISDICTION OVER THIS SITE.
19.ALL TREES ARE TO BE STAKED AND GUYED PER DETAILS FOR A MINIMUM PERIOD OF ONE YEAR OR AS
NECESSARY. AT THE END OF THE GUARANTY / WARRANTY PERIOD PRIOR TO THE FINAL WALK
THROUGH THE CONTRACTOR SHALL REMOVE ALL STAKING AND GUYING UNLESS DIRECTED
OTHERWISE BY THE OWNER'S REPRESENTATIVE.
20.THE CONTRACTOR SHALL GUARANTY / WARRANTY THE PLANT MATERIAL, IRRIGATION SYSTEM, AND
WORKMANSHIP FOR A MINIMUM PERIOD OF ONE YEAR.
21.IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO FURNISH, HAUL AND APPLY ALL WATER
REQUIRED FOR COMPACTION AND FOR THE CONTROL OF DUST FROM CONSTRUCTION ACTIVITY. IF
CONSTRUCTION WATER IS NOT AVAILABLE IN THE AREA, THE CONTRACTOR SHALL BE RESPONSIBLE
FOR OBTAINING CONSTRUCTION WATER.
22.UNLESS OTHERWISE NOTED, ALL EDGING SHALL BE 316" X 4" NATURAL STEEL ON STRAIGHT RUNS AND
18" X 4" NATURAL STEEL FOR CURVED RUNS. TAC WELD TO #4 REBAR DRIVEN A MINIMUM OF 18" DEEP.
23.CONTRACTOR IS RESPONSIBLE FOR IMPLEMENTING EROSION CONTROL ALL DISTURBED, GRUBBED,
GRADED OR BLADED AREAS NOT OTHERWISE IMPROVED SHALL BE LANDSCAPED, RESEEDED, OR
TREATED WITH AN ORGANIC OR ROCK MULCH.
24.CONTRACTOR SHALL FINE GRADE ENTIRE LANDSCAPED AREA AS REQUIRED FOR INSTALLATION OF
PLANTING. ALL GRADES SHALL BE NEAT, RAKED SMOOTH AND FREE OF DEBRIS PRIOR TO
SUBSTANTIAL COMPLETION.
25.THE LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL FINISH GRADES IN LANDSCAPED
AREAS AND SHALL DETERMINE, WITH THE GENERAL CONTRACTOR, THE EXTENT OF ROUGH GRADING
AND/OR FINE GRADING TO BE ESTABLISHED BY OTHERS.
26.ALL GRADING AND DRAINAGE SHALL BE IN ACCORDANCE WITH THE PLANS PREPARED BY THE
PROJECT ENGINEER, OR AS DIRECTED BY THE OWNER'S REPRESENTATIVE. GRADING TO PROVIDE
POSITIVE DRAINAGE AWAY FROM BUILDING(S) IN ALL CONDITIONS. CONTRACTOR TO MEET ALL
EXISTING GRADES AT PROJECT BOUNDARIES. FINISH GRADE SHALL BE 1" MAX. BELOW THE TOP OF
ADJACENT WALKS AND CURBS.
27.ALL MULCHED AREAS SHALL RECEIVE A 3" TOP DRESSING OF ORGANIC OR ROCK MULCH AS SPECIFIED
IN THE LANDSCAPE PLANS AND FINE GRADED ACCORDINGLY. PROVIDE A SAMPLE OF SIZE AND
COLOR FOR APPROVAL BY OWNER'S REPRESENTATIVE PRIOR TO DELIVERY.
28.CONTRACTOR IS RESPONSIBLE FOR IMPLEMENTING EROSION CONTROL MEASURES ON SLOPES
EXCEEDING 3:1.
29.CURVED WALKS, WALLS, CONCRETE HEADERS, AND CURB EDGES ARE INTENDED TO BE
