SEE PROPOSED EASEMENTS ON SITE (UTILITY/ PUBLIC ACCESS ALONG DAVIS, FUTURE ROAD, AND PRAT) 5. *WETLANDS TO BE FILLED IN PER SUBMISSION TO THE USACE, AWAITING DETERMINATION. PARK PLAN DESIGN IS CONTINGENT OF APPROVAL FROM USACE.** 6. PER MEETING WIHT ROSS KNAPPER ON FEBRUARY 28TH, 2025, PARKS AND REC REQUESTS THE LAND DEDICATION UNDISTUBED. THERE WILL BE NO PROPOSED LANDSCAPING, IRRIGATION, TRAIL DESIGN, OR SITE AMMENITIES. 7. GENERAL LAND DESCRIPTION: THE LAND FOLLOWS A RAIL ROAD BERM, AND IS THOUGHT TO BE CONVERTED INTO A PRAT TRAIL TO BE USED WIHTIN THE RAILS TO TRAILS SYSTEM. THE SUBJECT PROPERTY IS ZONED B2M AND IS SURROUNDED BY A PROPERTY THAT IS NOT YET ANNEXED INTO THE CITY OF BOZEMAN. 8. THIS PARK IS CONSISTENT WITH THE GOALS OF THE CITIES CUURENT LONG RANGE PLAN FOR PARK BY ENCOURGING CONNECTIVITY TO BIGGER PARKS, THIS LAND PROVIDED IS THOUGHT OF MORE AS A TRAIL WITH A NODE TO PROVIDE A SPACE FOR THE CITY TO IMPLIMENT NEW LANDSCAPING STRATEGIES AS SUGGESTED BY ROSS KNAPPER. 9. THIS PARK WILL MEET THE RECREATIONAL NEEDS OF THE NEIGHBORHOOD BY PROVIDING CONNECTIVITY TO LARGER PARKS NEARBY. 10. CASH-IN-LIEU: THIS PROJECT WILL DEDICATE A 12' EASEMETN TO THE PARKS DEPT. AND ADDTIONALLY THE TRIANGLUAR PARK AREA ON THE NORTH WEST CORNER OF THE SITE. THIS IS A TOTAL OF 0.427 ACRES OF PARKLAND DEDICATION. IN RESULT 1.493 ACRES WILL BE PROVIDED AS CASH IN LIEU. IF WE SUBMIT CILP FOR THE 1.493 ACRES AT $2.65 / SF; WE WILL PROVIDE $172,342.75 TO THE PARKS DEPT.
