HomeMy WebLinkAbout1.3.1_Concurrent Construction NarrativeS&S Davis Apartments Concurrent Construction Plan Submitted: December 2024 The applicant requests site plan concurrent construction for the above referenced project, to allow the vertical construction of buildings to take place within the same timeframe as the off-site and on-site public improvements. It is the intent of the applicant to construct and occupy certain buildings on the site during the construction of other buildings within the site plan. The applicant is proposing to obtain all building permits for the project at one time. Water mains, sanitary sewer mains, storm sewer and City streets will be installed with the initial sequence of construction. The applicant’s intent is to have all proposed public infrastructure installed and approved by the City before occupancy of any building. All public infrastructure will be located within dedicated easements, will serve only a single lot, and are the subject of an irrevocable offer of dedication to the City upon completion. The development is under control of a single developer who will retain control of the entire project until final completion and all work will be under the supervision of a single general contractor. Construction sequences 1 and 2 (as shown on the Sequencing Plan) will begin in the same timeframe as the public infrastructure improvements, however, the proposed fire hydrants must be operational prior to any vertical / timber construction on site. A gravel access road (minimum of 20 feet in width) must be provided and maintained to the fire hydrants prior to any of vertical construction on site. Construction sequences 3 and 4 will commence after all public infrastructure is installed and City-approved. Construction Sequence 1: - Includes the vertical construction of the mixed-use building fronting Davis Lane. - Includes the construction of parking lot area for 103 parking spaces and associated curb/gutter and sidewalk. Construction Sequence 2: - Includes the vertical construction of two apartment buildings on the south side of Galloway Street - Will utilize the provided angled parking on Galloway Street, as well as additional parking constructed with Sequence 1. Construction Sequence 3: - Includes the vertical construction of apartment building #3. - Includes the construction of parking lot area for 106 parking spaces and associated curb/gutter and sidewalk. Construction Sequence 4: - Includes the vertical construction of apartment building #5. - Includes the construction of parking lot area for 70 parking spaces and associated curb/gutter and sidewalk.
