Hello Mayor, Deputy Mayor, Commissioners, and Community Development Staff, I'm writing today in support of limiting the wall plate height in the new R-A zoning district to 20 feet or less. This is very generous. Using the statistical term “average” based on a limited number of houses that you measured, is misleading. Mass and scale of buildings are significant factors that determine the character of a neighborhood. The staff memo attached to Tuesday's agenda suggests that the “average” wall plate height of structures (they chose to measure) was 20 feet. That is not a statistically valid, random sampling. Anyway, 20 feet is appropriate in most neighborhoods, and allows for new compact development. Not more than 20 feet. Keep in mind that by eliminating the minimum lot size, the new UDC will allow for the creation of small infill housing that wasn't possible in the past. So this offers a way forward of increasing density without destroying character. We don't have to upzone, or increase height to get more housing! Cuz we all can agree density does not create affordability and Bozeman has already sprawled. Standing by, Patty McGown
