Dear Mayor, Deputy Mayor, Commissioners, and Community Development Staff:
I'm writing today in support of limiting the wall plate height in the new R-A zoning district to 20 feet.
The mass and scale of buildings is a significant contributing factor to the character of a neighborhood. The staff
memo attached to Tuesday's agenda suggests that the average wall plate height of structures they chose to measure
was 20 feet, although the surveyors admitted that this is not a statistically valid, random sampling. I do believe that
20 feet is not only appropriate in most neighborhoods, but will allow also for new compact development.
Keep in mind that by eliminating the minimum lot size, the new UDC will allow for the creation of small infill
housing that wasn't possible in the past. So this offers a way to increase density without destroying character. There
are other ways, aside from up-zoning or increasing height to get more housing that meets our goals.
