HomeMy WebLinkAbout019_UtilityDesignReportNORTH PARK WESTSIDE PRELIMINARY UTILITY DESIGN REPORT 21349.03 North Park Westside Bozeman, MT March 2024 March 12, 2024 Project No. 21349.03 PRELIMINARY WATER AND SEWER DESIGN REPORT FOR NORTH PARK – WEST INFRASTRUCTURE MASTER SITE PLAN BOZEMAN, MONTANA SITE NARRATIVE The proposed development is located on Tracts 1-B and 2, Certificate of Survey No. 2153A, and the western portion of the State of Montana tract of Certificate of Survey No. 3019 and is situated in the west half of Section 36, Township 01 South, and Range 5 East in the City of Bozeman, Gallatin County, Montana. The development is to consist of industrial use. This report summarizes the calculations performed for the preliminary water and sewer design for the western half of the North Park development. Public water mains are available in Wheat Drive and Cultivar Street, which borders the North Park development on the east. Cultivar Street and Wheat Drive will be extended to create access for the proposed development, which will include a new water main loop. A sewer main is located within Wheat Drive that runs north to south through the middle of the North Park - East development. Sewer mains are proposed within Cultivar and Wheat Drive on the west side of Mandeville Creek to serve the North Park West development. The public water and sewer mains will be owned and operated by the City of Bozeman. WATER Water for the proposed development is provided by a new 12-inch ductile iron water main that connects to the existing 12-inch ductile iron water main in Cultivar Street and creates a loop to the north to connect to the existing 12-inch ductile iron water main in Wheat Drive. There are no known capacity issues on the adjacent water mains and fire flows are sufficient per current standards. The City of Bozeman conducted a fire hydrant flow test at HD #3251 and #3250 on July 13, 2023. The static pressure at the time of the test as 104 psi, with a residual pressure of 65 psi at 1,340 gpm on a two and a half (2.5) inch nozzle. Based on this information, a WaterCAD model was developed to model the proposed water main extensions in North Park - West. Using the current industrial zoning, M-1 and M-2, the City of Bozeman water usage estimate is 960 gallons/acre/day. The proposed development area in North Park - West is 98.56-acres. The average daily domestic flow according to the City of Bozeman Design Standards is as follows: Average Daily Flow = 960 gal/ac/day * 98.56 ac = 94,618 gal/day = 65.7 gpm Using a peaking factor of three (3) per the City of Bozeman Design Standards, the Maximum Day Demand is as follows: Maximum Day Demand = 3 x 65.7 = 197.1 gpm The proposed water distribution network was sized to meet the maximum day demand plus fire flow. The minimum required fire flow demand is 1,500 gpm at 20 psi residual, based on Table B105.1 of the 2021 International Fire Code. Adequate water pressure (above 35 psi) should be available throughout the North Park - West development during peak flow conditions (including under fire flow conditions) and water main sizes meet or exceed the required minimum diameters. See Appendix A for WaterCAD model output and fire flow test data. SANITARY SEWER Sanitary sewer for the North Park – West development, consisting of primarily industrial and commercial-use buildings, will outfall through a new ten (10) inch PVC public sewer main that flows from south to north into an existing 20-inch main that flows from east to west along the Frontage Road. Refer to the site utility plan for locations of the proposed services and proposed mains. The sanitary sewer mains proposed are an eight (8) inch and ten (10) inch diameter with a minimum slope of 0.4 percent, which have a design capacity of 258 gpm and 468 gpm at 75 percent full, respectively. The eight (8) inch sanitary sewer mains are proposed within Cultivar Street and Wheat Drive. The sanitary sewer main size is proposed to increase to ten (10) inch at the manhole located at the intersection of Cultivar Street and Wheat Drive which continues to the north to connect to the existing sanitary sewer main along the Frontage Road. The peak hour flow for the entire development is 289 gpm. The proposed eight (8) inch and ten (10) inch sanitary sewer mains provide adequate capacity to serve the proposed North Park – West development. See Appendix B for sanitary sewer calculations. CONCLUSION A network of water and sanitary sewer mains are proposed to serve industrial uses within the North Park – West development. The water and sanitary sewer mains within the proposed North Park – West development meet or exceed the minimum design standards from the City of Bozeman and the Montana Department of Ecology using the flow rates provided in this report.
