Mayor Cunningham and Bozeman City Commissioners, As a 22-year property owner and resident of a home in Harvest Creek I am concerned for the overall density and appropriateness of the Fowler Housing project proposal for severalreasons. These reasons are shared by some of my neighbors and friends. Lack of realistic off-street parking for the type of vehicle ownership / trip generation and environmental conditions that are a reality in Bozeman. We should not assume thatexisting residents/neighborhoods should shoulder the negative impact without beefing up our transit services, active transportation infrastructure, and related facilities. Wesimply can't "wish" that people will drive less or own less cars. We also can't force them to drive less or own less cars if we don't concurrently offer realistic alternatives likerobust transit, serious funding investments in active transportation infrastructure, or making it easier to choose active modes. The area proposed for development is a very narrow strip of land. Building 80+ units, parking, drive access, and associated amenities in this small space feels very "squeezed"and does not offer much buffer to those single-family homes along New Holland Drive that will be adjacent to added vehicle pollution, idling, noise, and visual intrusion intotheir backyards. Vehicular connectivity to the Harvest Creek neighborhood will bring added vehicle tripsand impact on our local streets. We will also likely see an increase in on-street parking from overflow if the parking is not provided as part of the Fowler Housing project. In summary, proposals such as the Fowler Housing project should fit into the surroundinglandscape and existing neighborhoods as a compliment and provide an enhancement of the lived experience for all people in both the new development and the established adjacentneighborhood. Please take into consideration the pros and cons of the different zoning suggestions, the conceptual layout of the proposed development, and the cause and effect ofwhat the new development will have on existing land uses and neighborhoods. Thank you for your consideration. Sincerely,Candace Mastel 3139 Rose StreetHarvest Creek
