Torgerson - Concerns Regarding Hotel Building ProjectFrom:Nikolas Torgerson To:Bozeman Public Comment Subject:[EXTERNAL]Concerns Regarding Hotel Building Project Date:Tuesday, August 5, 2025 11:25:37 AM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. To whom it concerns, A hotel is slated to be built at the corner of Rouse and Mendenhall. This is concerning for a couple of reasons: 1. Downtown parking is already limited as is. This will further reduce parking and access todowntown Bozeman. The parking at this corner is currently public access. The only other parking available is alongside Mendenhall next to Hawthorn or on residential streets furtherback making it difficult for temporarily or permanently disabled peoples to gain access to the nearby businesses. 2. This project is being built within the 35-foot setback area that surrounds Bozeman Creek.Obstructing or otherwise diverting this natural waterway will have consequences to plant and animal life that resides downstream. Additionally, building next to the creek and potentiallywithin the floodplain area could result in damaged infrastructure of both the hotel project and any surrounding buildings if water is diverted or during heavy rainfall periods. I urge you to consider continued enforcement of the established requirement that new projectsdevelop parking to meet new demand, and that building projects must obey the 35-foot setback from Bozeman creek. Thank you,Nikolas Torgerson
