This letter is in regards to the proposed construction of an additional attached dwelling @ 706 S 9th Ave, Bozeman, MT 59715. WEST PARK ADD,S12,T02 S, R05 E,BLOCK 50,Lot 26, & N21’LOT 25. My name is Gilberto Espinoza. My wife, Olivia Armenta, and myself are the current owners of 706 S 9th Ave. I am also the owner of Espinoza Design Build. My company would be executing the construction of the proposed addition. We have recently updated and restored the existing structure and will be continuing additional improvements this spring. The proposed project is a separate, attached (abutted) dwelling on the east side of the existing structure facing the alley with alley loaded parking. There is an existing shed that would be demolished. Three dedicated, (alley loaded) parking spaces would be created for the new structure. There is stacked parking (two spaces) with access from 9th Ave on the West side of the lot as well as a single car garage that would remain dedicated to the existing dwelling. The structure will measure Appx. 31 ft. tall, well within accordance with municipal code to the best of my knowledge. Separate electrical metering would be implemented. Septic would be tied beneath the proposed new structure as per public record has indicated the main runs from the alley to the existing structure. The roofing system would implement a 1”/12” pitch to reduce elevation profile while creating a third floor of living space. A 1” “mechanical lock” standing seam metal roof would be installed to allow logistical function of a minimum pitch roofing system. Farmhouse windows with a complementary mullion layout would face 9th st to allow for uniform aesthetic. Synthetic cedar shakes would be installed on the South Espinoza Design Build LLC 4515 E. Graf St. · Bozeman, MT 59715 · 406 240 4498 EspinozaDesignBuild.com · espinozadesignbuild@gmail.com · @instagr West corner of the new structure as well as on the window bump out.This facade detail coupled with similar lap siding matching the existing elevation would continue pursuit of a very uniform aesthetic in respect to the existing structure, its respective surroundings, and neighborhood. There will be a vertical shiplap siding detail implemented on the remainder of the new structure as well as cold rolled steel over delta-facade. The cold rolled steel siding detail would be limited to the east facing staircase column and the master bedroom bump out/ deck space. I have included photos to represent the proposed new siding details as well as a photo of the current state of our existing dwelling. Thank You for your time and consideration of this project.
