BASIS OF DESIGN MATERIALS
THE PROJECT INCLUDES DOCUMENTATION OF ONE NEW MIDSCALE, 104 KEYS, FULLY SPRINKLERED -NFPA 13,
HOTEL. THE SCOPE OF WORK, AS DESCRIBED IN THE DOCUMENTS, IS TO BE USED FOR CONSTRUCTION OF THE
NEW HOTEL. THIS DRAWING SET HAS BEEN BASED ON THE 2021 SET OF IBC CODES. PROJECT IS LOCATED IN
BOZEMAN MONTANA LOCATED ON WEST MADISON AVENUE. THE BUILDING WILL BE A 4-STORY HOTEL WITH
CONCRETE SLAB ON GRADE AND WOOD FRAMED CONSTRUCTION. THE INITIAL BUILDING DESIGN IS TAKEN
FROM A PROTOTYPE AND HAS BE ADAPTED TO CURRENT CODES AND SITE CONDITIONS.
THE FOLLOWING MATERIALS REPRESENT THE BASIS OF THE PROTOTYPE DESIGN DRAWINGS TO BE FOUND IN
THESE DOCUMENTS. ACTUAL MATERIALS USED IN BUILDING CONSTRUCTION SHALL BE SELECTED AND
SPECIFIED BY BUILDING OWNER AND OWNER'S DESIGN TEAM. REFER TO SUPPLEMENTAL DOCUMENTS FOR

CODES AND STANDARDS THE REFERENCED PROJECT SHALL COMPLY WITH THE APPLICABLE BUILDING CODE FOR THE
JURISDICTION IN WHICH THE PROJECT IS LOCATED. APPLICABLE CODES COULD INCLUDE THE FULL SET OF PUBLISHED
INTERNATIONAL CODE COUNCIL CODE BOOKS, INCLUDING BUT NOT LIMITED TO THE INTERNATIONAL BUILDING CODE,
INTERNATIONAL FIRE CODE, INTERNATIONAL ENERGY CODE, INTERNATIONAL MECHANICAL CODE, INTERNATIONAL
PLUMBING CODE, INTERNATIONAL ELECTRICAL CODE, THE NATIONAL ELECTRIC CODE, ICC/ANSI 117.1 CODE, AND NFPA

SPRINKLER SYSTEM ALL AREAS ARE REQUIRED TO BE SPRINKLERED. SPRINKLER HEADS WITHIN GUEST ROOMS MUST BE
FULLY RECESSED AND COVERED WITH METAL PLATES PREFINISHED TO MATCH ADJACENT SURFACE. WALL MOUNTED
SPRINKLERS ARE ALSO UTILIZED WITHIN THIS PROTOTYPE SET. FINAL LOCATIONS ARE TO BE SET BASED ON LOCAL
AND/OR STATE FIRE MARSHAL OFFICES AND OTHER RESPONSIBLE JURISDICTION REQUIREMENTS.
FIRE DETECTION SMOKE, HEAT, AND CARBON MONOXIDE ADDRESSABLE DETECTION SYSTEMS AND THE FIRE ALARM
SYSTEM, INCLUDING VISUAL AND AUDIBLE NOTIFICATION, SHALL BE AS REQUIRED BY NFPA 72 AND IHG BRAND
STANDARDS, WHICHEVER IS MORE STRINGENT.
FIRE ALARM CABLING SHALL BE RATED PER CODE AND IHG BRAND STANDARDS, WHICHEVER IS MORE STRINGENT.
ROOM OPENINGS FOR DOOR AND FRAME TYPES, FRAME PROFILES, NOTES AND TYPICAL DETAILS, SEE A6.01. LOCATE

MECHANICAL –PTHP UNITS.THE GUESTROOMS ARE CONDITIONED BY IHG-APPROVED PTHP UNITS WITH THE UNIT
CONTROLS COVERED AND INACCESSIBLE.PTHP CONTROLS SHALL BE PLACED AS DESCRIBED IN THE DRAWINGS AND BE
EQUIPPED TO ALLOW MONITORING OF OCCUPANCY FOR ENERGY CONSERVATION.
GUEST ROOM MECHANICAL MAKE-UP AIR.PROVIDE DUCTED MAKE-UP AIR SYSTEM, OR PROVIDE CONDITIONED GUEST
ROOM MAKE-UP AIR THROUGH IHG APPROVED DUAL-COMPRESSOR PTHP ONLY. PTHP UNIT CONTROLS MUST BE COVERED
AND UNACCESSIBLE. PTHP UNIT CONTROLS SHALL BE PLACED AS DESCRIBED IN THE DRAWINGS AND BE EQUIPPED TO

MECHANICAL –ALTERNATIVE MAKE-UP AIR THROUGH DUAL-COMPRESSOR PTHPS.IF THE DEVELOPER AND DEVELOPER’S
DESIGN TEAM CHOOSE THIS ALTERNATIVE FOR MAKE AIR, THE RESPONSIBILITY TO FURNISH DEHUMIDIFIED REQUIRED
OUTSIDE AIR VENTILATION, MAKE-UP AIR FOR THE GUESTROOM TOILET EXHAUSTS, POSITIVE GUESTROOM
PRESSURIZATION, AND INTERIOR DEHUMIDIFICATION, ALL NECESSARY TO MITIGATE THE MOLD AND MILDEW ASSOCIATED
WITH MOISTURE INFILTRATION, IS SOLELY THAT OF THE DEVELOPER AND DEVELOPER’S ARCHITECTS AND ENGINEERS OF
RECORD FOR THE PROJECT.
CONTROLS: CONTROLS WILL PROVIDE AUTOMATIC OPERATION OF EACH SYSTEM THROUGH A STANDALONE, BUILDING
DIRECT DIGITAL CONTROL (DDC) SYSTEM. THIS SYSTEM WILL ALLOW INDIVIDUAL CONTROL OF EACH ZONE, WHICH
INCLUDES SPACE TEMPERATURE, INTERLOCKS, TIME-OF-DAY FUNCTIONS, AND SAFETY DEVICES. THE DDC SYSTEM SHALL
BE INTERNET BASED.
ALL THERMOSTATS IN PUBLIC SPACES AND GUESTROOMS TO PROVIDE A STANDARD DEADBAND OF 4O F, PER IHG GREEN
ENGAGE.
ACOUSTICAL PERFORMANCE CRITERIA
1. THE ONE-HOUR RATED CEILING TO FLOOR ASSEMBLY (WOOD TRUSS FRAMING) AT THE GUESTROOM
FLOORS IS RATED AT STC-54 AND IIC OF 60.
2. THE ONE-HOUR RATED CEILING TO FLOOR ASSEMBLY (2X10 FRAMING) AT THE GUESTROOM CORRIDOR
AND THE THIRD FLOOR OVER THE SECOND FLOOR PUBLIC SPACE IS RATED AT STC-52 AND IIC OF 55.
3. GUESTROOM DEMISING WALL IS STC-54.
4. GUESTROOM DEMISING SHEAR WALL IS STC-54.
