HomeMy WebLinkAboutBozeman Atwell Project Narrative Telephone: (406) 727-3286 621 2nd Ave N, Great Falls, MT 59401 www.nelsonarchitects.com Bozeman Atwell Hotel Project Narrative To City of Bozeman Planning Staff: Town Pump, in association with IHG Hotels and Resorts, have elected to construct a brand-new Atwell Suites Hotel along Baxter Lane just off of 19th Street. The owner recognizes the growing needs of the city for short-term lodging and has elected to construct a new hotel. The hotel is a 4 story/ 51 foot tall building with a total of 61,743 sqft gross area. The hotel offers 104 rooms for use along with 133 parking spaces. 11 of the 133 parking spaces are shared with the gas station parking lot to the west. The west adjacent lot is also owned by Town Pump. A shared parking agreement has been uploaded to the portal along with site drawings indicating the area of shared use. Pedestrian and vehicle connections have been provided throughout the site for improved access. Site amenities landscaping has been installed across the site to make the site more desirable to its patrons and onlookers. The landscaping is in conformance with Bozeman municipal stands and provides public use spaces on the site. The site area equals 100,074 square feet. We provide 2,007 square feet for usable open space exceeding the requirement. Site lighting has been designed to provide sufficient illumination on site and limit light pollution past the property boundaries. A photometric plan has been provided along with cuts sheets for your review. The initial concept review done by City staff has been reviewed and has no additional comments at this time.
