HomeMy WebLinkAbout002 - Stockman_SUP Project Narrative 05-29-25 Stockman Saloon – 35 E Main CITY OF BOZEMAN – SUP PROJECT NARRATIVE May 29, 2025 City of Bozeman Attn: Planning Department 20 East Olive Street Bozeman MT 59715 The proposed project consists of a tenant improvement within an existing building on Main Street in Downtown Bozeman. The improvement will create a bar to replace a portion of the existing retail spaces within the building and the remaining spaces within the building will be retained by the current occupant (Schnee’s). No changes are proposed to the exterior of the building, the second floor, or the utility connections. The existing building contains two levels above grade with a small storage mezzanine on the main floor and a basement below grade. The total area is 33,770 sf; 10,960 sf of retail on the first floor, 11,060 sf of offices on the second floor and 11,060 sf of storage in the basement. The new work will encompass 4,271 sf on the main level, including bar, table and booth seating, kitchen, some storage and the storage mezzanine, and will take over a small portion of the basement for additional storage and access to the loading area. A connection to the neighboring building (Plonk) will also be provided in the basement to allow staff access between the spaces for shared services. The zoning designation of this site is B‐3, and the site and existing building are adjacent, and of similar size, to other retail, restaurant and bar spaces in the downtown area. The proposed project scope does not include alterations to any existing exterior site conditions such as drainage, landscape, lighting and parking but the site is directly adjacent to the 2 hr parking lot and parking garage on Mendenhall as well as the Streamline bus stop on Mendenhall for public transportation. SID 565 designates 72.6 parking spaces for the building, after the proposed alterations the calculated use requires 44 parking spaces. Existing delivery access is in the alley to a ramp and loading door in the basement of the building which is being altered on the interior to allow use and secure access for both the new and existing tenants. Existing pedestrian circulation allows access to the building on Main Street and Black Ave. with an alley behind. The majority of the building and use will remain unchanged and the proposed bar is directly adjacent to existing bar and restaurant spaces so there will be no significant impact or change to the area caused by this change in use.
