Bret and Lindsey Birrer4554 Equestrian LnBozeman, MT 59718 Date: July 6, 2025 RE: Reject Application 24570 To Whom it May Concern, We are asking you to reconsider the zoning and annexation described inapplication #24570 for the following reasons: - Incompatibility with the existing rural and low-density character of surroundingproperties - Ignores the Long Term Community plan to preserve agricultural businessoperations, preserve valuable open spaces, and preserve, enhance and protectwetlands - Significant increase in traffic and safety risks on undersized County-managedroads - Violates Bozeman Zoning Regulations, Article IV, section 21.01, #3 (minimizeadverse environmental impacts). Displaces large numbers of wildlife which callthis wetland home. Developing this area would have lasting impacts on habitathealth and availability. Large numbers of migratory birds (including sandhillcranes, geese, ducks, swallows, warblers), hawks, owls, eagles, deer, foxes,coyotes, and many other animals and birds can be seen living in this area. - Violates long term community plans to address climate change. This large scale,high density project would replace wetlands that help prevent flooding, cleanswater, and regulates surface temperatures with asphalt, which does not carry anyenvironmental benefit. Violates growth policy R-2.9- long term sustainable gains. - Bozeman is in a water shortage. We are permanently on a water restriction andprices of water have increased significantly over the past few years. Withoutimplementation of new water storage and water conservation efforts, it iswreckless to continue to build high density apartment complexes that use 4-7 times more water per acre than a single family home. Violates Bozeman ZoningRegulations, Article IV, section 21.01, #3 and #5 ( minimize environmental impacts and ensure adequate provisions of public services) - Ignores Long Term Community Plan "A City of Unique Neighborhoods:Promote a Diverse Supply of Quality Housing Units." 66% of building permits since 2018 have been multi-family, with only 17% being single family homes. Asthe need for temporary housing has been met, it's time to build more single family homes. More supply will bring down the housing costs and make owning a homemore affordable. 75% of property buyers in Bozeman are looking to purchase single family homes. This one sided planning for only approving high densityresidential is making the single family housing markets much more expensive and unattainable. It's time to stop supporting the out of state developers' financialinterests and start supporting the interests of the community you are elected to represent. Violates Bozeman City Growth Policy R-2.3 (potential for economicbenefit to the broader community). We respectfully urge the Bozeman City Commission to reject this application.
