> We are asking you to reconsider the zoning and annexation described in application #24570 for the following
reasons:

> - Incompatibility with the existing rural and low-density character of surrounding
> properties

> - Ignores the Long Term Community plan to preserve agricultural business operations, preserve valuable open
spaces, and preserve, enhance and protect wetlands
>
> - Significant increase in traffic and safety risks on undersized County-managed roads

> - Violates Bozeman Zoning Regulations, Article IV, section 21.01, #3 (minimize adverse environmental impacts).
Displaces large numbers of wildlife which call this wetland home. Developing this area would have lasting impacts
on habitat health and availability. Large numbers of migratory birds (including sandhill cranes, geese, ducks,
swallows, warblers), hawks, owls, eagles, deer, foxes, coyotes, and many other animals and birds can be seen living
in this area.

> - Violates long term community plans to address climate change. This large scale, high density project would
replace wetlands that help prevent flooding, cleans water, and regulates surface temperatures with asphalt, which
does not carry any environmental benefit. Violates growth policy R-2.9- long term sustainable gains.

> - Bozeman is in a water shortage. We are permanently on a water restriction and prices of water have increased
significantly over the past few years. Without implementation of new water storage and water conservation efforts,
it is wreckless to continue to build high density apartment complexes that use 4-7 times more water per acre than a
single family home. Violates Bozeman Zoning Regulations, Article IV, section 21.01, #3 and #5 ( minimize
environmental impacts and ensure adequate provisions of public services)

> - Ignores Long Term Community Plan "A City of Unique Neighborhoods: Promote a Diverse Supply of Quality
Housing Units." 66% of building permits since 2018 have been multi-family, with only 17% being single family
homes. As the need for temporary housing has been met, it's time to build more single family homes. More supply
will bring down the housing costs and make owning a home more affordable. 75% of property buyers in Bozeman
are looking to purchase single family homes. This one sided planning for only approving high density residential is
making the single family housing markets much more expensive and unattainable. It's time to stop supporting the
out of state developers' financial interests and start supporting the interests of the community you are elected to
represent. Violates Bozeman City Growth Policy R-2.3 (potential for economic benefit to the broader community).
