Dear City Commission:
I write to ask you to deny the proposed land swap and zoning change for the lands on Vaquero Parkway for the
following reasons. I am out of the country on a service project and unable to testify in person.
First, this revised development will have a significant negative impact on the adjacent county park. This park is a
gem for Bozeman and the surrounding area. The additional traffic and higher density development is not congruent
with the park so many use and enjoy.
Second, my wife and I purchased our home on Vaquero Parkway in 2023 with the full knowledge that a series of
townhomes would be built there. This is fully acceptable and was known to us when we purchased our home. The
proposed change is a significant deviation in both character and the number of units to be built. We, along with our
neighbors, know this negatively impacts the value of our homes and the quality of life which we sought when we
bought. Why have zoning and planning that existing citizens count on if it can be changed at the whim of a
developer.
Finally, the proposed new plan is incongruent with the existing surrounding neighborhood. To the north a
townhomes. The neighborhood to the east is single family homes. Adding multi level units with a higher density
does not fit.
I hope you will side with existing Bozeman residents and not decide to adopt the changes to the benefit of an out-of-
state land speculator/developer.
