Subject: Opposition to Zoning Application 25035 – Vaquero Zone Map Amendment
Dear Members of the Bozeman City Commission,
I am writing to express my strong opposition to zoning application 25035, which seeks a zonemap amendment for the Vaquero property. As a homeowner whose property is directly
adjacent to the park bordering this proposed development, I will be directly and significantlyimpacted by any changes to the land use in this area.
1. Direct Impact to My Home and Neighborhood
Living immediately next to the park, I have firsthand knowledge of the neighborhood’s
character, its limited infrastructure, and the role the open space plays in our daily lives. Theproposed amendment threatens to introduce high-density development incompatible with our
existing residential setting. It will directly affect my property through increased traffic, noise,and a likely reduction in the peaceful use and enjoyment of both the park and my home.
2. Incompatibility with Surrounding Land Uses
The proposed zone change does not align with the current land use in this part of Bozeman.
Our neighborhood is primarily composed of lower-density homes that share access to limitedroadways and infrastructure. The proposed increase in density will strain local roads and
utilities, while dramatically changing the community dynamic that current residents value andrely upon.
3. Strain on Infrastructure and Traffic Flow
As someone living adjacent to the affected area, I am particularly concerned about the
expected increase in traffic and stress on existing infrastructure. The roads serving ourcommunity were not designed to accommodate large volumes of traffic. This change could
compromise traffic safety, especially for pedestrians and children who use the park daily.
4. Environmental and Community Consequences
The development would also impact the limited green space and park access that makes thisarea livable. Increased density often results in more impervious surfaces, noise, light pollution,
and environmental degradation—all of which would affect me and my neighbors mostdirectly. The park is not just a neighborhood amenity; it is an essential part of the
community’s identity and quality of life.
5. Precedent for Unsustainable Growth
Granting this amendment could encourage similar zoning changes in other parts of the city,setting a precedent that favors rapid, high-density growth at the expense of long-term livability
and responsible planning. Bozeman must protect its existing neighborhoods and ensure futuregrowth is aligned with infrastructure capabilities and community values.
For these reasons, and as a directly affected resident, I strongly urge you to deny zoningapplication 25035. I appreciate your consideration of the substantial and lasting impacts this
change would have on my home, my neighbors, and our shared community.
