The proposed Gran Cielo I, Block 4 subsequent minor subdivision aligns with Bozeman’s Growth Policy
by promoting sustainable growth within established urban areas. The subdivision is located in an R-3
(Medium Density Residential District) zone, supporting the city’s goal of providing diverse housing
options. By utilizing existing infrastructure and creating two additional lots on undeveloped but platted
land, this project reduces the need for expanding city services and minimizes sprawl, consistent with
Bozeman’s vision of efficient land use.
The subdivision also supports Bozeman’s objective of enhancing neighborhood livability. The
development of two lots within an already-platted area strengthens neighborhood connectivity and
