This memo hopes to address the comment provided on our Gran Cielo Block 4 Minor Subdivision Pre-Application. The comment is provided below: ” - A.11 – Streets, roads, and alleys. Provide a supplemental memo from a professional engineer registered in the State of Montana demonstrating that the existing streets serving the subdivision have adequate capacity for the proposed additional lots.” Included in this memo is evidence to support that the existing roadway infrastructure capacity can support the addition of 2 lots. Streets Roads and Alleys It should be noted that a TIS waiver has been given to us from City of Bozeman. Included in this package is our correspondence with City of Bozeman about a TIS Waiver for this minor subdivision. With the addition of two lots, there will be two additional single family detached households. The increase in subdivision traffic has been calculated using data from the Institute of Transportation Engineers 11th generation Trip Generation Manual. See the table below for the increase in traffic over the course of a week. Table 1. The increase of approximately 19 trips over the course of a single day or 2 more trips during peak hour demonstrates the current local road capacity is sufficient. Hey Jake, We are in the process of submitting a Pre-application for a subsequent minor subdivision for Gran Cielo I Block 4 (see the attached plat). We want to add to 2 lots to block 4 (1-5). The result would mean altering those interior lot lines to have 7 lots instead of 5. We don’t have an assigned planner for this yet so we were hoping you could forward this to the appropriate person. I am reaching out to see if we could waive a TIS for this pre-app. Attached is the 10th edition land use list and the relevant code is 210 (Trips Per Unit=0.99), it can be assumed that 2 additional single family detached homes will be added. The 5 lots we plan on altering have a combined area of 0.69 acres. Please let me know if there is any more information I can provide to you for your convenience.
