City of Bozeman Staff has supported waivers for the following sections of preliminary plat submittal: • 020 Surface Water • 021 Floodplains • 022 Groundwater • 023 Geology, soils, slopes • 024 Vegetation • 025 Wildlife • 026 Agriculture • 027 Ag. Water user facilities • 033 Parks and Rec • 034 Neighborhood center plan • 035 Lighting plan • 036 Miscellaneous • 037 Affordable housing City of Bozeman Staff has supported partial waivers for the following supplements. They concluded some but not all of the required information is necessary to process the preliminary plat for the following supplements: • 028 Water and sewer. WWC/Madison was asked to provide a supplemental memo from a professional engineer registered in the State of Montana demonstrating that adequate water distribution systems and capacity, and sewage collection and disposal systems and capacity, exists to serve the proposed subdivision consistent with the city's adopted design standards. Response: Refer to section 028 Water and Sewer. Included in this section is a supplementary memo, updated calculations on system capacities, and the previously accepted water main design report. • 029 Stormwater management. WWC/Madison was asked to provide a supplemental memo from a professional engineer registered in the State of Montana demonstrating that adequate stormwater capacity exists to serve the proposed subdivision. Response: Refer to section 029 Stormwater Management. Included in this section is a supplementary memo, the previously accepted stormwater management design report, and stormwater capacity calculations. Gran Cielo I Block 4 Minor Subdivision Preliminary Plat Application • 030 Streets, roads, and alleys. WWC/Madison was asked to provide a supplemental memo from a professional engineer registered in the State of Montana demonstrating that the existing streets serving the subdivision have adequate capacity for the proposed additional lots. Response: Please refer to section 030 Streets, Roads, and Alleys. Included in this section is a supplementary memo, trip generation calculations, and correspondence with COB about waiving a TIS. City of Bozeman Staff has recognized that the required amount of parkland is shown to have already been provided. Therefore, subdivision is exempt Subdivision is exempt from Parkland requirements per Sec. 38.420.020.B.5. City of Bozeman Staff has not supported waivers for the following sections of preliminary plat submittal: • 031 Non-Municipal Utilities WWC/Madison was asked to provide a letter from the utility companies that the proposed new lots may be provided with service, or confirm that existing services are installed in the utility easement. Response: Please refer to section 031 Non-Municipal Utilities. Included in this section are letters from Charter and Yellowstone Fiberoptics confirming they can serve the proposed lots. • 032 Land Use The application is proposing to add two new lots to the subdivision. The pre- application indicates single household uses, however Lots 3 and 4 are not meeting minimum lot area for single households in R-3 per BMC 38.320.030. WWC/Madison was asked to indicate the land uses for each lot in the minor subdivision. Response: Please refer to section 032 Land Use. This section identifies that all lots now meet minimum lot areas for single households in R-3 zoning,
