This is a NCOA applicaon for a Garage/ADU structur e to be built at 433 North Black Avenue. The site at 433 North
Black was redeveloped in 2008, with a new home. The financial recession precluded building the garage, although it
was permi/ed at the me (with deviaons). Note: t here are no longer deviaons necessary with the cur rent UDC.
Ulies (water, sewer, power, gas) were extended (buri ed) to the garage site for future construcon, and w ill be con-
nected accordingly.
The 60’X140’ (8,400 SF) property is zoned R-3, with an exisng 15’ R.O.W. Alley.
Total Lot Coverage with new garage will be 23.8%. Rear Lot Coverage (garage) will be 17.5%.
Minimum usable open space is considerably exceeded with the rear yard.
The 2 required parking spaces will be in the completed garage. There is also available street parking on North Black.
Regarding a Property Record Form - this is non applicable to this applicaon as the site was redevelop ed in 2008.

The garage design is essenally the same footprint as originally approved with some slight modificaons to the floor
plans and elevaons. Overall, the design compliment s the exisng home (built in 2008) with similar mat erials, win-
dows, doors, detailing, roof pitches, colors, etc. See drawings and photos for further informaon.
We are hoping to build the building in the Spring of 2025 and have it completed in 6-7 months. Esmat ed start date is
May 1. Esmated compleon is October 15. Archer C onstrucon, who did the original house, will be the General Con-
tractor.
