NOTICE OF A SITE PLAN & SPECIAL USE PERMIT APPLICATION
This application is evaluated against the site plan procedures and criteria of section 38.230.050 and the
special use permit criteria of section 38.230.120 of the Bozeman municipal code (BMC) and including
the associated standards as outlined in 38.230.100.A, BMC. Approval is granted if all criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment.
Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal.
During the notice period the City will continue review for compliance with applicable regulations.

Project Name: Simkins-Hallin T2B 4B Site Plan & SUP Application: 24433
Summary: A Site Plan and Special Use Permit (SUP) application to allow the construction of four
buildings with industrial, office and retail uses on tracts 2B and 4B within the approved North Park
Master Site Plan (Application 15273) and the North Park Master Site Plan Modification (Application
22347). The application proposes four primary buildings to serve as the new Simkins headquarters
including retail and office spaces, truss manufacturing, and a sheetrock warehouse with additional
storage sheds and racks. Site improvements include public and employee parking, landscaping,
lighting, manufacturing and lay down yards, and on-site and off-site infrastructure improvements
including extending Wheat Drive. A separate site plan (Application 23087) is proposed for a rail spur
extension into the site from the Montana Rail Link, Inc. (BNSF) railroad tracks. The special use permit
is required to review the proposed retail uses in M-2 industrial zoning per BMC 38.310.040.A. Retail
uses are accessory uses in M-2 zoning and are limited to 20% of gross floor area or 10,000 square
feet, whichever is less. The applicant is proposing 13,438 square feet of retail uses within the office
and retail building.
