HomeMy WebLinkAbout25017 Notice NOTICE OF A PUBLIC MEETING FOR A PRELIMINARY PLAT APPLICATION This application is evaluated against the Subdivision Preliminary Plat requirements of sections 38.220.040, 38.220.060, and 38.240.130 of the municipal code and associated standards. Approval or conditional approval may be granted if the decision maker determines all criteria are met. The public may comment orally at the public meeting or in writing at or prior to the public meeting regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the notice period the City will continue review for compliance with applicable regulations. The full application may be reviewed digitally in the City of Bozeman Department of Community Development, Project Name: Meadow Bridge Preliminary Plat Application: 25017 Summary: A preliminary plat application to further subdivide two parcels zoned R-3 into a major subdivision for residential, park, and open space uses. The subdivision is bound to the north by Commonwealth Drive, west by Parkway Drive, and to the east by S 23rd Avenue. The proposed subdivision includes 45 buildable lots, 1 park lot, 3 open space lots, and road Rights-of-way. The project is proposed to be completed in one phase. Kirk Drive, Last Loop Drive and Blackwood Road are currently unbuilt along the site and this project would complete all road connections. The residential uses are anticipated to be single household but several of the lots are large enough to accommodate multiple dwellings. Finally, the applicant is requesting one departure to the City of Bozeman Landscape and Irrigation Performance and Design Standards Manual under BMC 38.550.060. The requested departure is in Section 1.4 Departures. Specifically, the Established Vegetation Preservation departure to preserve trees on site to meet the tree planting requirements of the City of Bozeman Landscape and Irrigation Performance and Design Standards Manual.
