GENERAL NOTES AND INFORMATION
The existing zoning for this property is R3. This project meets the existing zoning requirements,
meets all setbacks, and other planning directives, such as for Landscaping. Site plan Drawings
001,002,003 and 004 show all the site requirements including property lines, utilities, setbacks,
open space, parking (2 on-site, 1 on 5th Avenue), building footprint, topo, stormwater mitigation,
landscaping, etc.
The neighborhood consists of mostly single-family homes with some duplexes on large lots.
These are modest homes, of simple/economical form and plain details. The design intent is to
replace the structure that was damaged beyond repair by fire, with a modest home of similar
scale, massing, and proportions as those of the neighborhood. The front porch faces North 5th
Avenue and automobile access is also from North 5th , just like the original home. There is a
modest front porch and back deck, similar to the original. The main floor is elevated from the
exterior grade, similar to the original house.
The property has a large site, and most construction vehicles will park on-site. The corner of
North 5th Avenue and Peach Street is very busy, and the contractor is anticipating most of the
construction traffic off the alley and North 5th Avenue during the summer when school at
Whittier is out. He anticipates the heavy use will be during this time. Construction will be
coordinated with Whittier School to limit any conflicts. Also, the contractor will coordinate with
the neighbors and keep them informed on the work and schedule. He will also coordinate with
the City and other vendors to avoid any conflicts with entities such as solid waste removal
through the alley.
The final Landscaping plan (see Drawing 004) incorporates mostly native, low-water consuming
plants that will all be mulched. There are gravel paths and walkways through the site. There
will be no turfgrass or sod on the project. The entire site, other than buildings, walkways and
other hardscaping, will be landscaped with shrubs, perennials, and groundcovers. These will be
mostly native plants and all will be mulched. The proposed landscaping water supply will be by
the municipal water source. The owner is very water conscious and will be watering by hand at
the beginning. There will be no automatic overhead sprinkler systems. Drip systems and soaker
hoses may be installed later. Watering will not exceed 10 gallons per square foot per the City
Design Standards. There are large trees in this yard and a huge maple in the neighbors to the
south that provides considerable shade which helps water requirements.
