PROJECT NARRATIVE
A somewhat dilapidated detached single stall garage is planned to be demolished (`DEM� and replaced with a
2-stall garage structure with a 1-bedroom ADU above it.
The location of the`DEM'detached structure is shown on drawing ADC1.0.
The locauon of the planned new garage/ADU structure is shown on drawing AC1.0 with the garage doors
facing the alley, 10' from the property line to adhere to the 14' alley right-of-way setback. The new stsucture
wIll be set on the 6'side yard setback applicable to this project.
The e�sting main (residential)house on the site will remain and is not a part of this project.
HISTORICAL INFORMATION
There are no records of any historical or protected values for this site or any structure on it.
Photos of all (4) sides of the `DEM' structure are shown below Also included are a perspecuve photos that
shows the`DEM'structure in context with the main house that is to remain,as well as an interior photo of the
`DEM'structure.
