Box 1230 Bozeman, MT Re: Formal Protest of Annexation and Zone Map Amendment—Application #24570 (5211 Baxter Lane) Dear Mayor, Commissioners, and City Clerk, We, the undersigned, are the owners of property located at 2497 Thoroughbred Lane, which lies within 150 feet of the area affected by the proposed annexation and zoning map amendment referenced as Application #24570. Per Montana Code Annotated 76-2-305, we are submitting this formal written protest against the proposed annexation and zone change for 5211 Baxter Lane. We are deeply concerned that this development threatens the character, livability, and ecological integrity of our neighborhood. Specifically: 1. Obstruction of Natural Views One of the reasons we chose to live in this part of Bozeman is the open land and unobstructed views that define the area. The proposed R-3 and R-5 zoning would allow dense development that will permanently block these vistas, impacting not only our day-to-day living but also the long-term value of our home. 2. Destruction of Wildlife Habitat and Wetlands We regularly see deer, sandhill cranes, foxes, hawks, and other wildlife in the fields slated for development. These areas include low-lying land that functions as wetlands, important for natural drainage and habitat. Approving this annexation without a careful environmental study could lead to the irreversible loss of these ecosystems. 3. Strain on Infrastructure and Increased Traffic Harper Puckett Road has already seen a significant increase in traffic over the past few years, making it harder and more dangerous for residents to safely enter and exit our neighborhood. Adding hundreds of new housing units without concrete plans for road improvements, traffic calming, and pedestrian safety will only exacerbate these issues. 4. Lack of Consideration for Neighborhood Character This large-scale, high-density development is out of step with the existing neighborhood, which is largely low-density and closely connected to the natural landscape. We are not opposed to growth, but it must be done responsibly, with respect for those already living here and the fragile balance between urban development and open space.
